The City of Detroit Downtown Development Authority (the, ?DDA?) and The Economic Development Corporation (the ?EDC?) invites written responses from interested and experienced professional property management companies (the, ?Property Manager?) in response to this Request for Qualifications / Proposals (?RFQ-P?) to provide property management services to the DDA /EDC for certain properties located in downtown Detroit, and in various other locations in the City of Detroit.
The services to be provided by the Property Manager to the DDA / EDC, in general, include the collection of rents and all charges due to the DDA / EDC, the payment of utility and services charges of the DDA / EDC, the submission of monthly reporting of budgets, rent rolls, cash flow statements, general ledger, and bank reconciliation to the DDA / EDC, the inspection, procurement, and monitoring of the maintenance and routine repair of the properties, its building systems and grounds (HVAC, plumbing, electrical, fixed furnishings, other fixtures and equipment, and common areas, etc.), and all other general lease administration, enforcement and reporting duties. Marketing, leasing, and other asset management services will be considered by the DDA / EDC as additional services to the scope of basic services for the Property Manager.
There will be a mandatory pre-submittal conference held on October 27, 2009 10:30 AM Eastern Standard Time, to be held at the offices of the DDA / EDC, 500 Griswold, Suite 2200, Detroit, Michigan 48226. PROPOSALS ARE DUE ON November 24, 2009, 3:00 PM Eastern Standard Time and are to be delivered to the offices of the DDA and EDC.

A prime contractor and/or joint venture partner(s) may only submit one response to the RFQ/ P. Participation in more than one team will result in rejection of all responses by that prime contractor or joint venture. A Sub-Contractor may be a member of several teams responding to this RFQ-P. Any prime contractor and all of its subcontractors or team members must agree to comply with the requirements of Fair Employment Practices and the City of Detroit Equal Employment Opportunity (EEO) Ordinance and Human Rights requirement
